
Winterization Checklist for Property Managers
Cold weather finds every weak point in a building: an uninsulated pipe, a blocked gutter, a boiler that was not serviced, a vacant unit with the heat turned off. For property managers, autumn is the time to work through those weak points systematically, before the first hard frost. A winterization checklist turns a long list of small jobs into a plan your maintenance team can complete.
Heating
- Service boilers, furnaces and heat pumps before the cold season
- Bleed radiators and check thermostats
- Replace filters
- Test carbon monoxide detectors and replace batteries
- Confirm emergency heating contractor contact details
Plumbing
- Insulate pipes in unheated areas: basements, crawl spaces, garages, exterior walls
- Disconnect and drain outdoor hoses and shut off exterior taps
- Check sump pumps
- Mark and label main water shutoff valves, and make sure staff know where they are
- Set minimum heat in vacant units to prevent frozen pipes
Roof and Drainage
- Clear gutters and downspouts
- Check roof for loose or missing tiles and flashing
- Check drains in car parks and paved areas are clear
- Trim branches that could fall on the building in snow or wind
Building Envelope
- Check and replace weather stripping on doors and windows
- Seal gaps where cold air or pests could enter
- Check exterior lighting works for darker evenings
Snow and Ice
- Confirm snow removal contract or in-house plan
- Stock grit or de-icer and shovels
- Plan which paths are cleared first: entrances, ramps, fire exits
Resident Communication
- Send a short notice: how to report heating problems, keep heat on when away, and prevent frozen pipes
- Share emergency contact numbers for out-of-hours issues
- Remind residents not to block fire exits with stored items
After Each Cold Snap
- Check vacant units and common areas for burst pipes
- Inspect for ice dams and leaks
- Log issues and repairs
